[EN] The genuine public character, the preservation of the historical substance, the refusal of the pastiche and a system of minimal interventions defined the restoration of a heritage building in Călărași.

Ana and Marinache Popescu’s 1890s villa in Călăraşi has anopulent eclectic style, a neat and rigorous plan and generous spaces. After a stormy history, the house, being composed of a main body and an annex which initially sheltered the coaches and the hayloft in the attic, serves now as the head office of the District Office for Culture and National Heritage Călăraşi.
The Directorate initiated a restoration project. It concerned, on one hand, protection, consolidation and valorization and, on the other hand, a better functioning and the transformation of the place into a cultural focus point of the town. The finally agreed program provided that the ground floor of the house sheltered office spaces and a small room for conferences, performances, etc. The underground floor will be used as space for a literary café (which would also contribute to the financing of the activity of the District Office); the ground floor of the annex became a space dedicated to temporary exhibitions. The attic transformed into a mansard acquires the habitation function and shelters two rooms for resident artists or guests.
A system of contemporarz insertions integrates into the historical architecture without resorting to pastiche or reinterpretation. The protected buildings were restored by keeping all the original elements, by eliminating the interventions that altered or hid the integrity and by introducing the necessary minimum of new components which emerged out of refunctionalization reasons. The contemporary accents (reversible, except for the consolidation interventions) become subtle contrast elements; they are reversible and were treated apparently in order to mark the current intervention stage.

The former annex
Was in a state of initial collapse emphasized by the spontaneous vegetation that broadened the existing cracks and led to some ornamental components coming off. Those areas were supplemented on the basis of the recovered moulds. The badly damaged mansard was entirely rebuilt by respecting both the general geometry and the decorative elements.
The obstructed or built original gaps were reopened. The only additions visible from the exterior are the window shutters and the metallic balustrade of the balcony. The wooden shutters with metallic frames control the light intensity in the exhibition space and in one of the bedrooms upstairs. These are reversible elements, integrated into the existing gaps, which do not affect the original ornamentations and frameworks. The balustrade of the balcony is a neutral and very transparent metallic structure replacing the missing historical one.
Stairs were introduced in order to connect the mansard to the ground floor, and the structural system of small arches installed on metallic beams of the flooring over the ground floor was restored and remains visible. Besides the supplementing of the crashed arched areas with bricks recovered in situ, only operations of jointing the masonry and painting the metallic profiles were performed. The gallery space acquires thus unity through the continuity of the ceiling construction.
While examining the foundations, we uncovered a part of the basement and discovered a masonry tunnel, probably an integral part of the original sewage system. This discovery made us give up covering the basement, which instead opens towards the ground floor. Both the masonry and the concrete beams of the consolidation system are treated apparently.
The stairs giving access to the inferior level, the balustrade at the level of the ground floor and the gangway crossing over the basement and connecting the interior to the garden compose a continuous metallic object which brings together all the interest points of the original building. The interior architecture is the result of the symbiosis between the original container and the new metallic object which adapts to the hierarchy of the spaces both vertically and horizontally. The metallic stairs and the gangway communicate with the metallic balcony from upstairs and both generate, together with the angle frames of the shutters, a transparent graphical system of the new interventions detaching from the full space architecture of the original building.

The main building
was treated by the same principles. A transparent metallic gangway in the area of the interior stairs giving access to the basement reshapes the relation between these interior stairs and the main stairs of the house. A one-meter broad passage area was created between the two elements without altering their original geometry. The metallic piece takes over the structure and the materials used for the gangway and the stairs belonging to the extension.
Within the basement exhibition space, the concrete consolidation system is treated apparently, the brick arches are jointed and the metallic beams are painted. No new finishings are introduced and the basement stairs are built from apparent brick in order to be integrated into the same repertory of materials.
The shutters of the annex enter a dialogue with the new device giving access from the garden to the underground floor. The improvised plate sheet box was replaced by a volume whose metallic structure is covered with wooden blades; their spacing and size is identical to the ones of the shutters. The access box mediates between the building and the exterior: it is not only visually permeable, but also extends the original building by means of the terrace accessed through one of the windows of the ground floor.
The same criteria apply to the space from under the monumental access stairs. The pillars and the flooring of the consolidation system remain apparently treated and the masonry supplements are not finished. They are (re)composed by means of the original bricks recovered in situ. The steel profiles separate the access door with aluminium carpentry from the original masonry panels. This access area, including a perforated steel canopy, becomes the only visible contemporary intervention on the main facade.

The yard
became a public space, as open as possible towards the street and clearly delimited from the other vicinities. The square stone pavement accentuates the new urban character of ensemble.

The decoration
was kept and entirely reconditioned in the areas where it survived, except for the decorative paintings of the walls in some of the rooms, discovered under the tardier layers of coating, which were protected in order to be subsequently restored.
The exterior decoration is represented both by the rich set of profiles executed from mortar and by burned ceramic ornaments. We decided to clean the varnish the latter without repainting them. The terracotta ornaments now contrast with the yellow of the facade by accentuating the line of the cornice or the sizes of the apertures. The choice of the exterior colours was a difficult decision; the undercoverings and the analyses showed that, far from the grey, the beige or the blurred white to which we associate today this architecture, at least some of these old houses were coloured in the most varied and strident ways possible. Overcoming the initial shock, we decided to resist the temptation to make any correction on a spirit of the epoch. Therefore, we reconditioned the initial colours and we placed our stake on the passage of time and on the dust of the Romanian Plain in order to soften an image perhaps too violent for the current taste.

Caracterul public veritabil, prezervarea substanţei istorice, refuzul pastişei şi un sistem de intervenţii minimale au definit operaţia de restaurare a unei clădiri de patrimoniu din Călăraşi

Ana şi Marinache Popescu îşi construiau în Călăraşii anului 1890 o vilă într-un stil eclectic opulent, cu un partiu arhitectural ordonat, riguros şi cu spaţii generoase. După o istorie zbuciumată, imobilul, compus dintr-un corp principal şi o anexă care iniţial adăpostea trăsurile şi la pod fânarul, serveşte acum drept sediul Direcţiei Judeţene pentru Cultură Călăraşi.
Direcţia a iniţiat un proiect de restaurare al ansamblului. Era vorba, pe de o parte, despre protecţie şi consolidare şi despre punere în valoare, iar pe de alta parte despre o funcţionare mai bună şi de transformarea locului într-un focar cultural al oraşului. Programul convenit în final a prevăzut ca parterul casei să adăpostească spaţii pentru birouri şi o mică sală de conferinţe, spectacole etc. Demisolul va fi folosit ca spaţiu pentru o cafenea literară (care ar şi contribui la finanţarea activităţii direcţiei); parterul anexei a devenit un spaţiu dedicat expoziţiilor temporare. Podul transformat în mansardă capătă funcţiunea de locuire şi adăposteşte două camere pentru artişti rezidenţi sau invitaţi.
Strategia de intervenţie a pornit de la construirea unui sistem care să integreze inserţiile contemporane în arhitectura istorică fără a recurge la pastişă sau reinterpretare. Clădirile-monument au fost restaurate păstrând toate elementele originale, eliminând intervenţiile care alterau sau ascundeau integritatea şi introducând minimum necesar de componente noi care au apărut din raţiuni de refuncţionalizare. Accentele contemporane (reversibile cu excepţia intervenţiilor de consolidare) devin subtile elemente de contrast; ele sunt reversibile şi au fost tratate aparent pentru a marca etapa actuală de intervenţie.

Fosta anexă
Se află într-un început de colaps, accentuat de vegetaţia spontană care a lărgit fisurile existente şi a dus la desprinderea unor componente ale ornamentaţiei. Zonele cu ornamente distruse sau dispărute au fost completate pe baza mulajelor recuperate. Mansarda a fost integral reconstruită, respectând geometria generală şi pe cea a elementelor decorative.
Au fost redeschise golurile originale obturate sau zidite. Singurele adăugiri vizibile din exterior sunt obloanele ferestrelor şi balustrada metalică a balconului. Obloanele din lemn cu ramă metalică controlează intensitatea luminii în spaţiul expoziţional şi în unul dintre dormitoarele de la etaj. Sunt elemente reversibile, integrate în golurile existente care nu afectează ornamentaţiile şi ancadramentele originale. Balustrada balconului este o structură metalică neutră şi foarte transparentă care o înlocuieşte pe cea istorică, dispărută.
A fost introdusă o scară care leagă mansarda de parter, iar sistemul structural din boltişoare montate pe grinzi metalice al planşeului de peste parter a fost restaurat şi tratat aparent. În afara completării cu cărămizi recuperate in situ a zonelor boltite prăbuşite, s-au efectuat doar operaţiuni de rostuire a zidăriei şi de vopsire a profilelor metalice. Spaţiul galeriei capătă unitate astfel prin continuitatea sistemului de alcătuire al planşeului.
Odată cu realizarea unor sondaje la nivelul fundaţiilor s-a decopertat o parte a subsolului clădirii. Descoperirea unui tunel boltit din zidărie, probabil parte integrantă a sistemului original de canalizare, ne-a făcut să renunţăm la a acoperi subsolul, acesta devenind un spaţiu deschis către parter. Zidăria este tratată aparent la fel ca şi grinzile din beton ale sistemului de consolidare.
Scara de acces la nivelul inferior, balustrada de la nivelul parterului şi pasarela care traversează subsolul şi leagă interiorul de grădină compun un obiect metalic continuu care aduce împreună toate punctele de interes ale clădirii originale. Arhitectura interioară este rezultatul simbiozei dintre containerul original şi noul obiect metalic care se adaptează ierarhiei spaţiilor atât pe verticală, cât şi pe orizontală. Scara metalică şi pasarela intră în dialog cu balconul metalic de la etaj şi ambele generează împreună cu ramele din cornier ale obloanelor un sistem grafic transparent al noilor intervenţii, ce se detaşează de arhitectura de plinuri a clădirii originale.

Clădirea principală
A fost tratată conform aceloraşi principii. Din motive funcţionale, în zona scării interioare de acces în subsol, a fost amplasată o porţiune de pasarelă metalică transparentă care să reconfigureze relaţia dintre aceasta şi scara principală a casei. S-a realizat o zonă de trecere cu lăţimea de un metru între cele două elemente, fără a altera geometria componentelor originale. Piesa metalică preia structura şi materialele folosite pentru pasarela şi scara din anexă.
În spaţiul expoziţional de la subsol, sistemul de consolidare din beton este tratat aparent, bolţile de cărămidă sunt rostuite şi se vopsesc grinzile metalice. Nu se introduc finisaje noi şi scara de acces în subsol este construită din cărămida aparentă pentru a fi integrată în acelaşi repertoriu de materiale.
Obloanele anexei intră în dialog cu noul aparat de acces din grădina spre demisol. Cutia improvizată din tablă este înlocuită cu un volum a cărui structură metalică este îmbrăcată în lame de lemn, pasul şi dimensiunea lamelor fiind identice cu cele ale obloanelor. Cutia de acces mediază între clădire şi exterior: nu este numai permeabilă din punct de vedere vizual, ci şi o extindere a clădirii originale către exterior prin intermediul terasei accesate printr-una din ferestrele parterului.
Pe baza aceloraşi criterii se restaurează şi spaţiul de sub scara monumentală de acces. Stâlpii şi planşeul sistemului de consolidare rămân trataţi aparent, iar completările de zidărie nu se finisează. Panourile de zidărie se (re)compun cu ajutorul cărămizilor originale, recuperate in situ. Profilele metalice au rolul de a separa uşa de acces cu tâmplărie de aluminiu de panourile de zidărie originale. Singura intervenţie contemporană vizibilă pe faţada principală a clădirii-monument o constituie ansamblul compus din uşa cu tâmplărie metalică şi copertina din tablă perforată a accesului la demisol.

Curtea
A devenit un spaţiu public, cât mai deschis către stradă şi clar delimitat în raport cu celelalte vecinătăţi. Pavajul din piatră cubică accentuează caracterul urban al ansamblului.

Decoraţia
a fost păstrată şi recondiţionată integral acolo unde a supravieţuit, cu excepţia zugrăvelilor decorative ale pereţilor în unele dintre camere, descoperite sub straturile mai târzii de tencuială, care au fost protejate pentru a fi restaurate într-o fază ulterioară.
Decoraţia exterioară este reprezentată atât de profilatura bogată, executată din mortar, cât şi de ornamente din pământ ars. În timpul operaţiunilor de restaurare s-a decis curătarea pieselor ceramice şi lăcuirea lor fără a fi repictate. Ornamentele din teracotă intră în contrast cu galbenul faţadei accentuând linia cornişei sau dimensiunile golurilor. Alegerea culorilor la exterior a fost o decizie dificilă; decopertările şi analizele au arătat că, departe de cenuşiul, bejul sau albul indecis cu care asociem astăzi această arhitectură, cel puţin unele dintre case erau colorate în cele mai variate şi stridente moduri posibile. Trecând de şocul iniţial, ne-am decis să rezistăm tentaţiei de a face corectură unui spirit al epocii. Aşa că am refăcut culorile iniţiale şi am mizat pe trecerea timpului şi pe praful Câmpiei Române pentru domolirea unei imagini poate prea violente pentru gustul actual.
